Thousand Trails Lake & Shore is situated at 515 Corsons Tavern Road, Ocean View, NJ 08230, USA. This location places the campground within Cape May County, a popular destination known for its coastal charm, beaches, and family-friendly attractions. For New Jersey residents, Ocean View offers a convenient travel distance from many parts of the state, making it an accessible option for weekend trips or longer vacations without extensive travel. The address suggests a setting that could offer a balance between a natural environment and reasonable proximity to local amenities.
Being in Ocean View means the campground is within reach of various local points of interest. Depending on traffic, major roadways in New Jersey can provide a relatively direct route to this area. Proximity to the Jersey Shore coastline allows for potential day trips to popular beach towns like Ocean City, Sea Isle City, or Stone Harbor, offering opportunities for swimming, sunbathing, boardwalk fun, and dining. This accessibility to both natural surroundings and coastal attractions is a key factor for New Jersey families and individuals considering their camping options, providing a diverse range of activities beyond the campground itself. Understanding its geographical placement helps locals gauge the ease of travel and the types of experiences available in the surrounding area.
Based on customer reviews, the direct services offered within the campground that are explicitly mentioned or alluded to include:
Rental Accommodations: The campground offers rental units, specifically cottages, for those who prefer not to bring their own RV or tent. These rentals are a key service for guests seeking a more established lodging option within the campground setting.
Staff Assistance and Customer Service: Despite reported issues with accommodations, the staff, particularly at the front desk, are acknowledged for their responsiveness and efforts to address guest concerns. This includes providing assistance with problems like appliance malfunctions or cleanliness issues, and attempting to reallocate guests to different units when necessary. The staff’s role in managing and resolving on-site problems is a significant service.
Housekeeping and Linen Services (for Rentals): For rental units, there is an expectation of housekeeping services, including the handling of used sheets. Guests are instructed to leave used sheets in the bathroom for staff to collect, indicating a provided service for linen management in rental accommodations.
On-site Facilities (with noted limitations): While not explicitly detailed as a positive, the reviews indicate the presence of facilities that could include an oven in rental units. However, there are mentions of some facilities being "closed or closes early," suggesting that availability of certain amenities might be limited or operate on restricted schedules.
Membership Programs: The campground operates under a membership model (Thousand Trails), and customers mention attempting to cancel their memberships, indicating that being a member grants access to the facilities. This implies a service structure based on membership, offering access to various properties within the Thousand Trails network.
Based on the provided customer feedback, the following features and highlights of Thousand Trails Lake & Shore can be inferred, along with critical considerations for prospective visitors:
Rental Cottage Availability: The campground offers rental cottages as an accommodation option, providing a different experience from traditional tent or RV camping. This feature caters to guests who may not own camping equipment but still wish to experience the campground environment.
Dedicated On-Site Staff: A consistent highlight, even amidst negative experiences, is the commendable effort and responsiveness of the staff, particularly those at the front office. They are noted for being "incredible" and taking immediate action to address guest issues, such as relocating guests due to uninhabitable conditions and assisting with cleaning belongings affected by issues like mold. This indicates a commitment to customer service and problem resolution from the staff's perspective.
Scenic Location (Implied): While not directly stated in the negative reviews, the "Lake & Shore" in the name and its Ocean View, NJ address suggest a location that could offer access to natural beauty, potentially including proximity to water bodies or coastal features typical of the South Jersey region. For many campers, the surrounding environment is a key feature.
Membership-Based Access: As part of the Thousand Trails network, the campground is accessible through a membership program. This is a significant feature for those who are already members or are considering a membership, as it offers a broader network of campgrounds. However, it also means non-members may have different access or booking procedures.
Potential for Community (Implied by Campground Type): While specific community features are not highlighted, campgrounds often foster a sense of community among campers. The structure of a Thousand Trails park, typically encouraging longer stays or repeat visits, inherently offers the possibility for guests to interact and build connections.
Considerations Regarding Rental Unit Condition: A critical point to highlight from customer reviews is the reported condition of rental units. Issues cited include non-functional air conditioning that blew hot air and black mold, non-working ovens, small showers, and restrictive loft stairs. Prospective renters should be aware that the actual appearance and functionality of cottages may differ significantly from promotional images, and units may present maintenance challenges. It is advised to manage expectations regarding rental quality and to inspect units upon arrival.
Deposit Policy Discrepancies: A significant highlight for concern is the reported discrepancy regarding deposit refunds for rental units. Guests reported being informed upon checkout that a written policy on the fridge about deposit returns for cleaning was outdated, and deposits were not being refunded. This suggests a potential lack of clarity or change in policy regarding deposits that prospective renters should verify directly with the campground prior to booking.
Limited On-Site Facility Hours: Customers have noted that "everything here is either closed or closes early." This indicates that on-site amenities, facilities, or services may have restricted operating hours, which could impact the overall experience for guests relying on these services during their stay.

Thousand Trails Lake & Shore Reviews
What an experience our first room was a NIGHTMARE!!!!!!!The air conditioner didn’t work,,, blew out hot air and made loud noises like a hemi truckAnd then Me and my wife Jacqui both Got wet with an air conditioning, spitting black mold all over the both of us. I was in AWE!!!!!!I have allergies as well as a diabeticWe did take pictures. Our bed was wet in the morning upfront. We didn’t sleep all night. They gave us another rental, the oven doesn’t work. I guess I’m not getting my birthday cake.!!!!!NEVER AGAIN!!!!!As a former maintenance superintendent, please note the staff was very much incredible and took care of everything, washing our pillows or sheets, and all of our Clothes. They put us in another rental immediately. Everything here is either closed or closes early. If this was the case, I wish I would’ve never came. I would’ve stayed home with my family and kids. I’m very upset that we were exposed to mold all over our bodies!!!Needless to say my little four day stay was the worst of any state I’ve ever had anywhere. I don’t like leaving bad reviews. But this topped the cake! I would like to personally thank the staff upfront. I know it wasn’t their fault. Somebody dropped the ball.We tried to cancel our membership, but the 2 weeks passed by
Jun 11, 2025 · Herb JohnsonIF I COULD GIVE THIS PLACE NO STARS I WOULD! Probably one of the worst campgrounds EVER! I’ve been camping forever and this campground IS #1 on the bottom of the list. The pictures that they post for the cottage rental don’t look like in person. The cottage is very very small. The shower is so small you can barely fit your whole body in there. The stairs to the loft is not for tall people. Also YOU DO NOT GET YOUR DESPOT BACK once you hand in the key card. This was my first time going there so AS IT SAID ON THE FRIDGE, “QUOTE ON QUOTE” If you follow these 5 steps, cleaning after yourself , used sheets are to be put in the bathroom for housekeeping to take care of and sweeping when about to leave, YOU WILL GET YOUR DEPOSIT BACK” NOPE, that was NOT the case. I asked the main office when checking out and they said that was for years back when they “used to do it” LIES!!! THEY JUST WANTED YOU TO SWEEP and do the dirty work! WHAT WAS HORRIBLE CAMPGROUND! I will NOT be back!
Jul 13, 2025 · Marissa DipietroThe place is nice. Pool, lake and campground is beautiful but honestly the customer service is absolutely outrageous. One place just pushes you to the next over and over again. Being a member is extremely expensive $8,000 to $9,000 a year. I would expect to have better service for a simple cabin reservation. It's impossible to do it online ( dates are always grayed out) then when you call they say you have to go online and the cycle just gos downhill from there. Beautiful place but I would give my hard earned money to a place with better service for members.
Apr 01, 2025 · Jary DiazBiggest downfall was our neighbors super loud till 2am. Pretty sure 11pm the cut off is 11p. Fighting. cursing, Disney movies full volume outside 10ft from our vehicle. Up at 8am more noise. Did not sleep, but heard every word and business also munching on chips. Ruined our stay. Everyone else was respectful and nice.
May 12, 2025 · Alice LaroccaFirst trip this season put us in maintenance storage lot. Office was closed when I tried to notify them. Maintenance men even had trouble getting in touch with them. Fortunately reservations was able to move us into a great spot, which we loved, but then we were told that after one week, we would have to move to that first lot, which maintenance had cleared of broken bucket loader, trailers, timber, wood pallets, etc. We decided to go elsewhere. We will go back in a few weeks and see if we are given a better location. Stay posted...
