TIP TAM CAMPING RESORT prides itself on being a premier family-friendly destination. It offers a variety of ways to stay, including full hookup RV sites, dedicated tent camping areas, and cozy cabin rentals, aiming to accommodate diverse camping preferences. The resort is equipped with numerous facilities designed to keep everyone entertained, from two supervised pools for a refreshing dip on a warm New Jersey day to mini golf courses, playgrounds, and various sports courts. The allure of a "wonderful experience" with "great staff" and "roomy" sites, as described by one positive reviewer, paints a picture of a well-maintained and enjoyable environment where campers can truly relax and feel "separated" despite being in a community setting. This positive sentiment highlights the potential for a peaceful and pleasant stay for many visitors.
However, it is crucial to present a complete and balanced overview, as experiences can vary significantly. One detailed review painted a starkly different picture, describing a "disappointing and honestly, upsetting" experience, leading to an early departure. This reviewer, identifying as a Latino family, reported feeling "not welcome" and "treated differently," citing a messed-up reservation and rude staff who "kept on trying to blame it on us." They also noted that the campground felt "clearly not designed for tent campers," with sites "crammed right on top of each other with no privacy or space." Concerns were also raised about a "constant, heavy smell of marijuana," unclean women's bathrooms, and frustrating issues with laundry machines that required a $20 minimum load via a non-functional app, resulting in lost money and no refund. This stark contrast in experiences underscores the importance of prospective campers conducting thorough research, reading multiple reviews, and potentially contacting the resort directly with specific questions about their needs and expectations, particularly regarding tent sites and inclusivity.
Despite the concerning negative review, the resort's official descriptions and other positive feedback emphasize its commitment to providing a fun-filled atmosphere. TIP TAM frequently plans themed weekends and daily activities, ensuring there's always something engaging happening, from craft sessions and themed dances to various sports tournaments. This extensive activity calendar is a significant draw for families looking for more than just a place to sleep, but rather a full recreational experience. For New Jersey locals, the convenience of having such a feature-rich resort within easy driving distance, especially one that positions itself as family-oriented, can be very appealing for weekend getaways or longer summer breaks.

Conclusion: Why this place is suitable for locals
For New Jersey residents, TIP TAM CAMPING RESORT presents itself as a highly convenient and activity-rich option for a local getaway, especially for families. Its prime location near Six Flags Great Adventure and the Jersey Shore beaches means less travel time and more vacation time, a significant advantage for any local planning a trip. The diverse range of on-site amenities, including multiple pools, mini-golf, playgrounds, and planned activities, offers something for everyone, making it an attractive destination for family fun and relaxation. One positive reviewer enthusiastically states, "What a wonderful experience. The staff was great. The bathrooms were clean and well maintained. The camp sites are very roomy so we still felt separated. I’m already planning my next trip back in August. Can’t wait." This sentiment highlights the potential for an excellent stay.
However, it is crucial for locals to be fully informed by considering all perspectives. The deeply negative review, citing feelings of unwelcome, potential discrimination, issues with reservations, rude staff, lack of tent site privacy, constant marijuana smell, unclean bathrooms, and frustrating laundry facilities, presents significant concerns. While some reviews praise cleanliness and staff, this conflicting feedback means prospective visitors, particularly tent campers or those sensitive to strong odors or seeking guaranteed privacy, should exercise caution. It is highly advisable to call the resort directly with specific questions about site types, current conditions of facilities, and policies, especially regarding visitor experiences and expectations for tent camping. For New Jersey locals, TIP TAM CAMPING RESORT could be a great fit for a fun and active family vacation, provided they undertake thorough research and are prepared for a resort-style camping environment, and are fully aware of the mixed experiences reported by past guests.

TIP TAM CAMPING RESORT Reviews
What a wonderful experience. The staff was great. The bathrooms were clean and well maintained. The camp sites are very roomy so we still felt separated. They made sure to get two sites together for my daughter’s family. With all of the trees we had plenty of shade all day. I’m already planning my next trip back in August. Can’t wait.
Jun 27, 2025 · levi arloWe were really looking forward to this trip, but sadly, we ended up cutting it short because the experience was so disappointing and honestly, upsetting. From the moment we arrived, it felt like we weren’t welcome. As a Latino family, we couldn’t shake the feeling that we were being treated differently. Our reservation was messed up, and the person in charge was rude kept on trying to blame it on us.The campground is clearly not designed for tent campers. It’s basically an RV park. The tent sites are crammed right on top of each other with no privacy or space. You can't even make a sound withoutgetting in trouble. To make things worse, there was a constant, heavy smell of marijuana throughout the area, which made us feel really uncomfortable, especially with kids around. The women's bathroom weren’t cleaned regularly, and the only decent area was the laundry room but even that was frustrating. The machines only take laundry cards that require a $20 minimum load, and the app didn’t work half the time. We lost money in machines, and no one there seemed to know how to fix it. We got no refund. This trip left us feeling disrespected, disappointed, and hurt. We packed up early and left because it just wasn’t worth it. I don’t write reviews like this often, but people deserve to know what to expect, especially if you’re coming here hoping for a safe, welcoming camping experience. We definitely didn’t get that.
Jul 06, 2025 · Angela SarayFirst, the reservation was horrible. we reserved two campsites right next to each other for 13 people and they said that it was fine. When we arrived the sites were separated and the staff was complaining that we had too many cars and people for two sites. Next, while others campsites were playing music and having fun, we were being harassed by the staff, (accused of wondering when we were going to the bathroom) and also the campers around us too. The smell of marijuana reeked throughout our campsite and tents with many of our children around. Lastly, our children were accused of running through campsites when they were sleeping, meanwhile other children were running through our camps and others. So all in all, if you are hispanic and wanting to have a fun and a peaceful time with the family, I do not recommend this place.
Jul 13, 2025 · Isabelle AgudeloCamped twice at Tip Tam. It's a nice family campground with plenty to do for the kids. There's a big pool and a playground.I don't remember the cost because we used the Passport America discount (not available on holiday weeks), but it is inline with similar campgrounds. All of the sites are shady with full hookups but some of them are a little tight. The trees that make this a shady place in the hot July summer, also make it a narrow fit for large RVs.However, you will fit.I've seen large 5th Wheels and big class A motorhomes there so it can be done. We have a 35' Travel Trailer with a full size pickup truck and it was definitely a little nerve racking. Take your time and watch out for all sides of the RV.The camp host will guide you to your site and give you step by step instructions to back in perfectly.I wish I remember his name, he was excellent! The best I've ever seen. The store is well stocked and all of the people who work at campground are polite and happy to see you.It is a family campground and it is noisy during the day, but by 10PM everyone settles in and it quiets down.Like I said, we've been here a couple of times and really like it. You will too if you want a campground for your family to enjoy.
