Lot Rental: The park provides lots for mobile homes, offering a stable place for residents to live and own their homes on leased land. The affordability of this model is a significant service in itself.
Community Management: While a review noted a lack of on-site management, a park like this would still have a management company responsible for lot fees and overall community oversight, even if not physically present daily.
Basic Utilities: The park provides the necessary infrastructure for homes to connect to utilities like water, sewer, and electricity, which are standard services in a mobile home community.
Friendly Community: The most valuable service offered by this park, based on a review, is the informal support network of "super friendly" neighbors who are willing to "lend a hand" in times of need. This is a crucial, intangible service that fosters a strong sense of community.

What is worth choosing
Choosing Pocono Mobile Home Park is a decision to embrace a lifestyle that is defined by community and affordability. The most compelling reason to choose this park is the character of its residents. The presence of a strong, friendly, and helpful neighborly support system, as highlighted in a review, is a priceless asset that makes a house a home. This sense of camaraderie is a powerful antidote to the isolation that can be felt in larger, less-connected neighborhoods and is a core part of the living experience here. While the park faces challenges with its roads and a perceived lack of on-site management, the fact that a resident who deals with these issues still gave a positive review speaks volumes about the value they find in the community itself.
The affordability factor is another major draw. With housing costs consistently rising in Pennsylvania, mobile home communities provide a practical and accessible entry point into homeownership. This allows residents to build a stable life without the overwhelming financial burden of a traditional mortgage. The strategic location in Wilkes-Barre further enhances its appeal, providing a perfect balance between a quiet residential area and the convenience of being close to all the necessary amenities. For those who can look past minor infrastructure issues and see the value in a supportive, friendly community, Pocono Mobile Home Park stands out as a worthwhile choice. It's a place where you can find not just a place to live, but a community to belong to, making it an excellent long-term investment in your happiness and well-being. The kindness of neighbors is a feature that cannot be bought or built, and it's something this community seems to have in abundance.

Pocono Mobile Home Park Reviews
Crappy looking place, roads are falling apart, no mgmt on premises
Aug 21, 2025 · Cindy SI have a friend that lives here, so I've been here pretty often over the last couple of years. I can say the neighbors tend to keep to themselves until someone needs help. I was having car trouble and having a hard time figuring it out and a few neighbors came out to try and lend a hand. The only reason I gave only 3 stars is because the roads here are atrocious!! The potholes are huge, it's like driving through a minefield.
Sep 03, 2023 · Diana CookeQuiet place. Roads are not plowed or fixed. Major potholes. No office. No one in charge on property. Neighbors stay to themselves. No bus stop. No street signs. Lots of stray cats. Name has changed.
Nov 30, 2017 · Kim SandoThe roads are full of potholes, but some of the trailers are nice but others not so nice. A lot of the yards are kept up with and groomed and others not groomed.
