Your rent is raised every year above the legal limit. They are raising the rent the maximum % plus showing owners the amount of property tax that they pay and adding aprox 2.5% more. Our home was the newest & last home installed here. We have had multiple issues & have a case against multiple people, owner...through HUD. The water is not drinkable and there is NO WATER PRESSURE!The rules are very lengthy & don't apply to a select few & the manager does not live on site & only cares about fining people for the investment Company that doesn't allow you to speak to anyone in the company except the park manager. 6 new homes have been sitting in an open field for approximately 18 months. Buyers BEWARE of the manufacturer and the company that owns the park.If you want to know why you shouldn't move here go to #70. The rules of the park do not apply to the ex manager. You are not allowed to have oversize, un registered vehicles, park on the street or lawn...He has a 6 wheel diesel box truck that he uses to drive around the park 7 days a week, day and night!! Parks all over and works in the park as an Unlicensed contractor doing odd jobs and trying know Everyone's business! If it's not the diesel truck it's his loud green truck! ALL DAY EVERYDAY!!! You are only aloud 1 shed for fire code violations, he has 3 and a fenced in area that backs up to the woods with JUNK!!! You are supposed to keep your property clean, yet the side of his house has JUNK and always a ugly grey tarp covering more JUNK!! You are supposed to complete construction projects in 30 days. He has been doing work on his tiny front lawn for years, his front porch and back yard, 3, THREE large home heating oil containers(1 turned on its side...) and doesn't have a cover over his trailer hitch that's required for all. For 6 months he had a ugly dirty un registered truck stuffed with junk parked on his front lawn and then moved it to the side of his house. This person thinks they are special because they were the manager and thought they were the private police, judge and jury here. It's not right when 1 person ignores the rules at the expense of the entire park. They finally moved the so called "New" homes in to lots that were sitting out in and open field for almost 2 years! In the process management was unprofessional! The one that is lime green was damaged on 1 of the corners, possibly hit by a vehicle. Our new home was not installed properly and we are currently in a law suit through HUD. Management doesn't care about the people here, only trying to FINE people and RAISE the RENT during the pandemic. We have an easement next to our house for the rude neighbors driveway and his vehicle's are closer to our home than the state allows(part of lawsuit)and instead of pulling his vehicle in engine 1rst, he backs in so his engine is a couple feet from our bedroom window and he is our alarm clock going on 4 years! He doesn't pull his vehicle's in on purpose & parks on our lot EVERY DAY & since the manager doesn't live here he does whatever he wants whenever 24/7 365 & gets away with it!!!Because of his constant harrassment the police asked him to not work at his home before 11, but he ignores everyone! Some people here are okay with him because he helps others, but at the expense of his neighbor and anyone that gets in his way. My wife and I have an order of protection, but he ignores that and continues to harass us with the never ending projects of incompletion and working full time in the park as an Unlicensed, no commercial plate's driving around the park with a 6 wheeled diesel box truck that is prohibited for 2 years now. Most of the reviews on here do NOT pertain to Candlestick Park trailer park!Anthony Silverance's comments are about an earlier post. I was pressured into taking it down, but since the manager plays favorites I decided that people need to know the facts and truth before moving into a DEAD END lot rental that will always go UP, with no real management and roads falling apart from people that break the rules every day. GREED & selfishness here. - Jeff Adelman

Candlestick Mobile Home Park in Newburgh, NY, represents one such community where residents own their homes but lease the land beneath them. This model of housing can offer an accessible entry point into homeownership, often at a more affordable price than traditional stick-built homes. Conclusion: Why this place is suitable for locals (with important considerations)

For New York locals, particularly those in the Hudson Valley region, Candlestick Mobile Home Park in Newburgh presents an option for manufactured home ownership that could be suitable for certain individuals or families, provided they approach it with thorough awareness and due diligence. The primary suitability lies in the potential for a more affordable route to homeownership compared to the often-prohibitive costs of traditional housing in New York State. Owning a manufactured home while leasing a lot can indeed be a budget-friendly alternative, allowing residents to build equity in their dwelling. Its location in Newburgh offers a blend of suburban living with access to the city's amenities, schools, and the wider attractions of the scenic Hudson Valley.

However, it is critically important for prospective New York residents to be fully informed about the specific challenges and concerns highlighted by current residents. These include consistent reports of annual rent increases that some residents believe exceed legal limits, issues with water quality and pressure, and perceived inconsistencies in the enforcement of park rules. New York State law provides specific protections for manufactured home park tenants, including limitations on rent increases and rights regarding park rules and essential services. Prospective buyers are strongly advised to research these rights thoroughly via resources like LawHelpNY or NYS Homes and Community Renewal, and to consult with legal counsel if needed.

Furthermore, the feedback about management responsiveness and the challenges faced by some residents with regards to unaddressed property issues and neighbor disputes suggest that a proactive and assertive approach may be necessary for residents. While the park offers the basic framework for a quiet community and the opportunity for homeownership, it appears to require residents to be diligent advocates for their rights and for the consistent application of park rules. For New Yorkers prepared to navigate these complexities and committed to understanding their tenant protections, Candlestick Mobile Home Park could potentially offer a homeownership solution. However, it is essential to proceed with caution, verify all details, and be prepared for potential challenges that have been publicly noted by existing residents.
