- Lot Leasing: Residents typically own their manufactured home but lease the individual lot it occupies. This includes the administration of lease agreements and monthly lot rent.

- Common Area Maintenance: Management is typically responsible for the upkeep of shared spaces, including internal roads, street lighting, and general landscaping of communal areas. According to some feedback, the level of road maintenance (e.g., potholes) and landscaping upkeep can be a point of concern for residents.
- Waste Management: Services for trash and recycling collection are usually facilitated by the park, either through centralized dumpsters or curbside pickup.
- On-Site Management/Staff: Greenbriar Village does have on-site management and staff. While some reviews mention a single maintenance worker and denials for more staff, the presence of on-site personnel is intended to address resident needs and oversee daily operations.

It is highly recommended that prospective residents contact Greenbriar Village directly to receive a precise list of services included in the lot rent and to understand any additional fees or responsibilities.

Conclusion: Why This Place Is Suitable for Locals (with Considerations)
For Pennsylvanians considering Greenbriar Village, the suitability of this mobile home park largely depends on individual priorities and what one values most in a living community, especially in light of diverse public feedback. On one hand, mobile home parks like Greenbriar Village can offer an accessible entry point into homeownership, often at a more affordable price than traditional homes in the Lehigh Valley. The concept of owning your home while leasing the land can reduce upfront costs and property tax burdens, appealing to those seeking financial efficiency.
The location in Bath, PA, is undeniably a strong point. Residents benefit from being part of a well-established borough with convenient access to shopping, dining, and essential services. However, it is crucial for prospective local residents to be fully aware of the concerns raised in some public reviews. Feedback indicating "deteriorated conditions," "potholed roads," "no landscaping," and "rising land rent without corresponding improvements" highlights potential challenges. Claims of a "corporate slumlord" and significant dissatisfaction with management's responsiveness and attitude are serious points of consideration. While these are not universal experiences, they underscore the importance of due diligence.
Therefore, for Pennsylvanians considering Greenbriar Village, a thorough in-person visit is paramount. Walk the community, observe the condition of the roads and common areas, and if possible, speak with current residents to gather varied perspectives. Inquire directly with management about the recent improvements, maintenance schedules, and what exactly is covered by the lot rent. Understanding the specifics of their resident support system and how concerns are addressed will be vital.
Ultimately, Greenbriar Village may be suitable for locals who prioritize the potential for affordable homeownership in the convenient Lehigh Valley location and are prepared to engage proactively with management regarding community upkeep and services. It requires an informed approach, where the prospective resident balances the advertised benefits with the practical realities of community living as experienced by current and former residents.

Greenbriar Village Reviews
• Since Equity Lifestyle Properties bought the property, conditions have deteriorated, with rising land rent, no amenities, potholed roads, a large stray cat population, and no landscaping. The community has one maintenance worker, and requests for more staff have been denied by corporate. Land rent increases annually without corresponding improvements or justification. I do not recommend moving here. There are much nicer developments in the area who actually care about their residents as well as the upkeep and appearance of the property. ELS is a corporate slumlord.

Jul 17, 2025 · C WThese people hiked our up rent for a 2 bedroom trailer after living there for a year a never missing a payment . They sky rocketed it up to 2000 dollars a month before utilities , trying to force us to buy a structure right next to a steel foundry . My fiancés father was dying from cancer these people had no remorse forced us to leave and took our security deposit . They’ll bait you into renting then hike your rent up a year later upon a new lease to try to force you to buy. They also tried to con us into buying a shed so when they kick us out in a year they get to keep it . Purchasing that home would have been financial suicide. Scam Artist!
