While the desire for effective management and maintenance is a common theme in community living, understanding the overall environment and benefits of Green Acres is crucial for prospective residents. The town boasts a "top-rated school district," which is a significant draw for families, and is close to local attractions such as Hammonasset Beach State Park, Chamard Vineyards, and the Clinton Art Gallery. Furthermore, Green Acres is located "just 2 miles from Downtown Westbrook," providing convenient access to a variety of local dining spots, shops, and essential services. For Connecticut locals seeking a coastal lifestyle with community living, Green Acres' location offers a desirable blend of tranquility and convenience.
As a manufactured home community, Green Acres provides a range of services designed to support long-term residential living. While residents own their homes, the park management is responsible for the common infrastructure and certain amenities. Based on general practices in Connecticut manufactured home communities and available information, residents can typically expect:
- Lot Leases: Residents lease the land their manufactured home sits on, with a monthly land fee that covers various park services. One review mentions a fee of "$727 a month."
- Utilities Infrastructure: The park is responsible for maintaining the underground utilities, including water and sewer lines. Public water and septic tank sewer systems are noted for properties within the community.
- Waste Removal: Typically, trash and recycling services are arranged and included by park management.
- Road Maintenance: The park is responsible for maintaining the internal roads within the community, including snow removal.
- Community Management: An office or management team oversees the park's operations, handles administrative tasks, and enforces community rules. The park has an "on-site, staffed office open Monday through Friday 8 a.m. until 5 p.m. and by appointment."
- Maintenance Support: While residents are largely responsible for their individual lots, park management often provides maintenance for common areas and infrastructure. However, a review indicates specific challenges with this, stating that maintenance may not "help removing tree limbs that fall down" and that residents "can’t even get maintenance to take away the brush because management won’t let them." This suggests a need for clarity on the scope of maintenance services included in the monthly fee.
- Pet Policy: The community is described as "pet-friendly" in general terms, but the detailed experience regarding pet waste management is not specified from public data or reviews for this particular Green Acres.
It's important for prospective residents to get a clear understanding of what their monthly fees cover, especially concerning individual lot maintenance, to manage expectations effectively.
Green Acres Manufactured Home Community offers several features that contribute to its appeal for residents in Connecticut, despite some noted challenges in resident feedback:
- Quiet and Peaceful Neighborhood: A key highlight is its "nice neighborhood" and "peaceful" atmosphere. This creates a calm living environment, valued by residents seeking tranquility. One reviewer noted, "It was clean and pretty park."
- Family-Friendly Environment: The community is described as a "great place to raise your family" and a "family-friendly community." This implies a welcoming atmosphere for children, potentially with a focus on safety and neighborly interaction.
- Proximity to Top-Rated Schools: The community boasts being in a "top-rated school district," which is a significant advantage for families with school-aged children. This indicates access to quality education within the local public school system.
- Coastal Town Location: Its setting in Westbrook means residents are close to the Long Island Sound, beaches, and various water activities, offering a desirable coastal lifestyle. "Less than half mile to the sound" is a significant benefit.
- Convenient Access to Amenities: Being located on Boston Post Road, the community is "just 2 miles from Downtown Westbrook" and provides easy access to "grocery stores, restaurants, pharmacies," and shopping centers like "Westbrook Outlets."
- Variety of Home Options: Reviews indicate the park may have "many different types of options available for sale at all different price points" (though this specific phrase came from another "Green Acres," it reflects a common benefit of such communities). Individual homes can be "spacious, well-maintained" with modern renovations.
- On-Site Management Presence: An "on-site, staffed office" provides a direct point of contact for residents, even if response times to concerns have been a point of contention for some.
- No Age Restriction: While some mobile home parks are 55+, information for some homes for sale within Green Acres indicate "NO AGE RESTRICTION," making it suitable for all ages.
While the beauty and tranquility of the physical environment are often praised, it's clear that management responsiveness to maintenance requests is an area that some residents feel needs improvement.

Green Acres Manufactured Home Community Reviews
Awesome place to live nice neighborhood peaceful but land fees are high for the lack of help we get if we ask maintenance to help removing tree limbs that fall down they’ll get yelled at by management so they won’t help us management hardly even respond to our concerns when you email them they get mad when you keep asking them for the same things you asked for help with I can’t call them directly because I have a speech impediment sometimes I drive to the office to get a answer I brought my place a few months ago it was a dump in back and I’ve been cleaning it up and i can’t even get maintenance to take away the brush because management won’t let them. What does our 727 a month pay for
