Little Flower Estates is centrally located at 1887 N Delsea Dr, Vineland, NJ 08360, USA. This address places the community in the heart of Vineland, a vibrant city in Cumberland County, New Jersey. For residents throughout New Jersey, this location offers a blend of local convenience and strategic access to larger regional hubs and attractions.
Vineland itself is a substantial city in South Jersey, known for its agricultural roots, diverse population, and a mix of suburban and rural characteristics. The community's position on N Delsea Drive (Route 47) is a significant advantage. Route 47 is a major north-south artery that provides direct access to various shopping centers, dining options, and local businesses within Vineland. Heading north on Route 47, residents can easily reach Glassboro and Rowan University, while traveling south connects to other communities in Cumberland County and eventually the Delaware Bay area.
Beyond local amenities, Little Flower Estates offers convenient access to major regional transportation networks. Route 55, a key highway in South Jersey, is just a short drive away. Route 55 provides rapid transit north to destinations like Philadelphia (less than an hour away) and south towards the Jersey Shore points, including popular resort towns like Wildwood and Cape May. This accessibility makes commuting for work, accessing diverse healthcare facilities, or enjoying recreational activities across South Jersey quite manageable.
For daily needs, residents will find several shopping centers within a few minutes' drive. Dandelion Plaza is within walking distance (about 0.7 miles, a 13-minute walk), and Park Place Plaza and Vineland Plaza Shopping Center are both approximately 2 miles away, reachable within a 5-minute drive. This means groceries, pharmacies, and various retail services are readily at hand.
While the community is generally car-dependent for broader travel, the immediate area provides basic conveniences. For recreation, Parvin State Park, offering outdoor activities and natural beauty, is about an 8.3-mile (23-minute drive) away. Inspira Medical Center Vineland, a major hospital, is also conveniently located approximately 5.9 miles (11-minute drive) from the community. This combination of local accessibility and regional connectivity makes Little Flower Estates a practical location for many New Jersey residents.
Little Flower Estates operates as a manufactured housing community, offering specific services to its residents. The core service is providing leased lots for manufactured homes, along with the provision of essential utilities and community oversight.
Manufactured Home Lot Leases: The fundamental service is leasing plots of land where residents can place their manufactured homes. This lot rent, which averages around $742.50 per month based on available data for a specific unit, typically includes certain community services.
Inclusions with Lot Rent: According to property listings, the monthly lot rent for units within Little Flower Estates can include taxes, water, sewer, trash removal, maintenance of common areas, and snow removal. This can simplify budgeting for residents as several essential costs are bundled together. However, prospective residents should always confirm what is specifically included in their individual lease agreement, especially concerning utilities like water and electricity, as some past feedback suggests concerns about utility charges.
On-Site Management (Historically Varied): The community has an office and, at times, on-site management. Recent resident feedback indicates a period of no management presence, followed by changes in management personnel. While a manager named Melissa Monahon is mentioned in recent reviews, the feedback regarding her specific conduct has been critically negative. Effective management is a key service in such communities, responsible for lease renewals, maintenance requests, rule enforcement, and resident relations.
Community Maintenance (Variable): Maintenance of common areas and infrastructure (like roads and sidewalks) is typically a responsibility of park management. Past feedback highlights concerns about deferred maintenance, specifically regarding potholes, while property descriptions mention sidewalks. The quality and responsiveness of this service appear to have varied based on management changes.
Utility Access: While specific billing practices can vary, lots are equipped with necessary hookups for electricity, water (public), and sewer (public). Residents are responsible for their individual utility usage, though some costs may be incorporated into the lot rent.
High-Speed Internet Access: Property information suggests that units may have access to high-speed internet, which is a crucial modern amenity.
Given the mixed nature of the provided feedback, particularly concerning management and maintenance, it is crucial for any prospective resident to engage directly with the current management team to clarify all service offerings, lease terms, and to assess the current state of maintenance and community relations firsthand.
Little Flower Estates, as a long-standing manufactured home community in Vineland, offers several features that appeal to individuals and families seeking a particular style of living in South Jersey.
Affordable Homeownership Potential: One of the most significant highlights of manufactured home communities is the opportunity for more affordable homeownership. Homes within Little Flower Estates have been listed at various price points, often significantly lower than traditional stick-built homes in the area (e.g., $12,300 to $54,900 for closed prices, with median around $49,900 for mobile homes, though a recent sale was $89,900 for a 1996 double-wide). This makes it an attractive option for those on limited incomes or first-time homebuyers in New Jersey.
Established Community: Having been built in 1954 with 171 units, Little Flower Estates is a well-established community. This can imply a certain level of stability and a pre-existing neighborhood structure, offering a sense of continuity for residents.
Variety of Home Sizes: Homes within the community vary, including 2 and 3-bedroom configurations, with some double-wide units offering ample space (e.g., 28x72 double-wide with 3 beds/2 baths). This variety allows for different family sizes and needs.
Individual Lots with Privacy: Each home is situated on its own leased lot, providing a degree of privacy and outdoor space, often including small yards and driveways for parking. Some homes may feature covered porches or large back decks, enhancing outdoor living.
In-Home Amenities: Many manufactured homes within the community come with standard amenities like fully equipped kitchens, multiple bathrooms (often including master suites), and in-unit laundry hookups, offering the conveniences of modern living. Some listings mention new flooring, fresh paint, new roofs, and updated systems (like AC and furnaces) on specific units.
Strategic Vineland Location: Its location on N Delsea Drive provides convenient access to local shopping plazas, dining, and essential services in Vineland. It also offers relatively easy access to major highways like Route 55, connecting residents to Philadelphia and the Jersey Shore.
It is important to acknowledge that some customer feedback points to challenges, particularly concerning rent increases and past management issues (including allegations of harassment, unaddressed maintenance, and poor communication). While the affordability of homeownership and the community's established nature are clear features, prospective residents should conduct thorough due diligence, including visiting the community, inspecting potential homes, and discussing current conditions and policies directly with management.

For residents across New Jersey, particularly those in South Jersey and Vineland, Little Flower Estates presents a particular set of considerations that can make it a suitable living option for certain individuals and families. The community's appeal often lies in its potential to offer a more accessible path to homeownership and a managed community environment, even with its noted challenges.
Firstly, a primary advantage for many New Jersey locals is the aspect of affordability. In a state where housing costs can be quite high, manufactured homes within communities like Little Flower Estates often provide a significantly lower entry point into homeownership compared to traditional single-family homes. For those on limited or fixed incomes, or individuals seeking to downsize and reduce their housing expenses, the ability to own a home at a more manageable price point, while leasing the lot, can be a compelling financial solution. This makes it a viable option for a demographic that might otherwise struggle to find homeownership opportunities in the region.
Secondly, the established nature of Little Flower Estates, with its long history in Vineland, can offer a sense of stability. Being part of a managed community means certain services, like common area maintenance, trash removal, and potentially snow removal, are handled by the park, easing some of the burdens typically associated with standalone homeownership. While recent feedback on management and maintenance issues should certainly be acknowledged and investigated by prospective residents, the core model of a managed community can appeal to those who prefer these aspects of shared responsibility.
Furthermore, the location in Vineland provides a balance of local amenities and regional connectivity. Residents have easy access to everyday necessities like grocery stores, pharmacies, and local businesses along Delsea Drive. For those who commute or enjoy exploring, the proximity to Route 55 offers quick routes to employment centers in Philadelphia, entertainment at the Jersey Shore, or family and friends across South Jersey. This strategic positioning means residents don't feel isolated while benefiting from the potentially quieter pace of a dedicated community.
In conclusion, Little Flower Estates can be a suitable option for New Jersey locals who prioritize an affordable entry into homeownership within an established community setting. While it is crucial for interested individuals to conduct thorough due diligence, including direct communication with management regarding current policies, fees, and maintenance plans, the fundamental advantages of affordability and a structured living environment make Little Flower Estates a relevant consideration for those exploring their housing options in Vineland, NJ.

Little Flower Estates Reviews
I have a relative that lives there? The back part of the property is better. The front part looks like a ghetto. The rent is ridiculously because it increases by $50 a year on average? For people on limited income, the rent increase is expensive?
Dec 23, 2024 · Bill BonnieI moved in August of last year, 2023. For months, there was no management nor anyone ever in the office to talk to. My house is a brand new one and immediately upon moving in, we had a foul smell and here to find out, the septic was backing up! They had someone come out to supposedly fix it. Then a few weeks later, the same thing happened again! They had someone come out again and here to find out, they needed to dig up our lawn because the plumbing and septic weren't correct!!Then since moving in, we have had 2 and now a new office manager who thinks she can talk to all of us tenants any which way she pleases. It always rude, cold and very ignorant!! Her name is Melissa Monahon. She is an absolute LIAR! I received a letter in the summer stating my lease renewal was going to be to me within 2 weeks. Should have been in August 2024 to start in September as my renewal. I've asked her numerous times for my lease and she stated that it was emailed and I REFUSED TO SIGN IT!! Then she proceeded to tell me that she was working on it and another time she had to wait until her attorney ok'd it, due to the fact that she's trying to evict eeveryone out of here. In the year of living here, roads were told they were going to be repaired for the potholes, NOT DONE! Rent increased while nothing was fixed around here! I have a problem with my doorbell, flooring, as well as the dishwasher. Melissa refuses to fix the doorbell as it's not a neccessity. The dishwasher she is claiming a month later she needs to replace it and measure it, but it was already measured by maintanence as well as given her a copy of the warranty and manual. Also the hole in the floor was told to her 3 months ago and still isn't fixed!! I have had quarterly inspections done and have always had everything as is from my move in day and always was passed! Melissa comes aboard and has so many complaints about a mini yard fence up and I took down immediately, lights being on the roof bc I keep them up and on and was told it's not a holiday and need to come down as well as now she wants the grass repaired by me for not even having grass there upon move in!!! THIS WOMAN IS THE ABSOLUTE WORST OFFICE MANAGER IN THE WORLD AND NEEDS TO BE FIRED!!!!!
Oct 29, 2024 · Melisa WrightMy mom has lived in this park for over 20 years. She loves it and is very happy here. Streets could use some TLC and have noticed that there are 3 or 4 mobile homes that have not been placed on a lot yet. Little bit of an eye sore but other than that great place to live. Mom has no problem with her neighbors or management.
Jan 26, 2022 · Lori KoonsIt's extremely difficult to get anyone to respond to phone calls. There is NEVER anyone in the office..hasn't been for many many months. I leave messages to no avail. I've been trying to get help with setting up the portal to be able to pay my rent online..the link hasn't worked..have left messages for several months asking for help. Our street lights have been out back here..again for several months. It's just very frustrating trying to get answers and/or help.
Oct 30, 2023 · Vicki McDonaldMy parents lived there for 18 (?) Years. When they moved in, it was like a gated community. Security at the front and the back gate closed at night. The roads were maintained and you could find someone in the office when needed. Forward to today. The security guard shack has been removed, the back gate never closes. The roads are full of potholes and good luck getting a hold of Cedrick if you need anything. The lot rent has gotten out of control and a good portion of the park looks like the ghettos. I have never been happier to sell my parents house and never have to return. I miss the house and my parents, but that park has gone down the tube. I am sorry to the new owner and good people living there. Hopefully a new manager could make Little Flower great again.
