- Electricity: Each lot usually has an electrical hookup, ensuring power for the home.
- Water Supply: Access to a clean and safe water supply through a connection to the park's water system or a municipal supply.
- Sewerage System: Connection to an approved sewage disposal system (either public or private on-site), ensuring proper waste removal from each home.
- Road Maintenance: The internal roads within the mobile home park are generally maintained by the park management. This includes ensuring pathways are navigable and, in many cases, paved or treated to control dust, contributing to easier transit for residents.
- Common Area Upkeep: Maintenance of shared spaces, such as street lighting and any communal landscaping, is typically handled by the park. This helps maintain the overall aesthetic and safety of the community.
- Community Management: A management team is usually in place to oversee the park's operations, address resident inquiries, and enforce community rules and regulations. While recent reviews for Malvern Courts suggest challenges in this area, the existence of management for an all-ages community is standard.
- Waste Management Facilitation: The park often facilitates regular trash collection services for residents, either through direct arrangement or by coordinating with local waste management providers.
It is important for prospective residents to directly inquire about the specifics of these services, particularly in light of recent feedback regarding management and maintenance, to understand exactly what is included in the lot rent and what responsibilities fall to the homeowner.
