For many residents across New Jersey, the search for a home that offers affordability can often lead to exploring various housing alternatives. In the diverse housing market of the Garden State, **mobile home parks**, also known as manufactured home communities, can sometimes be considered as an option for individuals and families seeking a different path to homeownership or long-term residency. These communities vary widely in their management, amenities, and overall living experience, making careful research crucial for prospective residents.
Among the mobile home communities in South Jersey, **Southbridge** in Pennsville, NJ, is one such option that may come up in your housing search. Located at **1 Victory Ave, Pennsville, NJ 08070, USA**, it aims to provide a place to live for those seeking manufactured home living. This article endeavors to provide a clear, engaging, and informative overview of Southbridge, specifically tailored for local users in New Jersey who are considering mobile home living. We will discuss its location, reported services, and highlights based on available public information, including direct customer feedback. It is important to approach any housing decision with thorough due diligence, and this overview is intended to assist in that process by presenting the information factually.
The information presented here is based on publicly available data, including direct testimonials from individuals who have shared their experiences. Our goal is to equip you with the insights needed to make an informed decision about your potential next home, ensuring you understand both the community's offerings and any reported concerns.
---Southbridge is a mobile home park located in Pennsville, New Jersey. Like other mobile home communities, it offers manufactured homes typically situated on leased land, which can often present a different cost structure compared to traditional site-built homes. Southbridge aims to provide housing opportunities within the Pennsville area.
The online testimonials concerning Southbridge present a mixed and largely critical picture, which is vital for any prospective resident to be aware of. One review, repeated for emphasis, states, "Lived here for 2 years!! And nobody decided they wanted to give me a proper lease! I fought with these ppl for 2 years. After they were told my mother passed away they took me to court and stole the trailer my MOTHER bought and said they owned it. Which is very much wrong!!!! I 10/10 do not recommended buying a home here and calling it home. Management is terrible!! There’s drugs being sold all over that place, it’s not well maintained!!"
This feedback raises serious concerns regarding management practices, particularly around lease agreements, property ownership, and the overall maintenance and safety within the community. The accusations of improper handling of property post-mortem, lack of proper leases, and allegations of drug sales and poor maintenance are significant red flags that prospective residents should investigate thoroughly. It is important to note that these are direct, strong criticisms from a resident's perspective.
Conversely, some property listings for homes within Southbridge describe units as "beautifully rehabbed," "completely updated," and featuring "new luxury vinyl flooring, and fresh finishes throughout," along with "new roof, new sub floor and flooring, drywall, heater, central ac unit, Stainless steel package, stackable washer and dryer, new windows." These descriptions pertain to individual homes being sold, which may have been upgraded by homeowners or investors, and do not directly contradict the community-level management and maintenance issues raised in the critical reviews. The park's official website describes Southbridge as a "charming, family-friendly manufactured home community" with "spacious home sites, first-class amenities, and an incredible location," and promotes "low monthly payments" and "flexible finance options." These contrasting perspectives highlight the importance of individual investigation for anyone considering Southbridge as a potential home.
---Southbridge Mobile Home Park is located at **1 Victory Ave, Pennsville, NJ 08070, USA**. Pennsville is a township situated in Salem County, New Jersey, on the eastern bank of the Delaware River. This location offers a mix of small-town charm with proximity to larger urban centers, making it a relevant point for New Jersey residents considering their living options.
Pennsville prides itself on its "small-town charm and natural beauty," with "reasonable housing prices and proximity to both Wilmington and Philadelphia" attracting families and professionals. The town has a history dating back to the mid-19th century and maintains "multigenerational families" due to its "civic pride and community engagement." This suggests a community with a strong local identity and a potentially welcoming atmosphere.
From an accessibility standpoint, Pennsville's location in South Jersey ensures connectivity to major highways, facilitating commutes to various employment hubs. Wilmington, Delaware, is approximately a 17-minute drive away, while Philadelphia is about 37 minutes away (25.1 miles). This makes Southbridge potentially suitable for individuals who commute to these larger cities for work or leisure. The nearest train stations are in Wilmington (17 min drive), Churchmans Crossing (19 min drive), and Claymont (26-27 min drive).
Local amenities and attractions near Southbridge include:
- Shopping Centers: Proximity to Walmart, Save A Lot, ShopRite, and Starbucks, with Nordstrom Christiana Mall also within a short drive. The Shops at Pennsville Center are 1.9 miles away, and Pennsville Marketplace is 4.6 miles away.
- Parks and Recreation: Riverview Beach Park (5 min drive), Dunn's Park (7 min drive), Nick Mowers Dog Park (10 min drive), Veterans Memorial Park (11 min drive), Supawna Meadows National Wildlife Refuge (11 min drive), and Fort Mott State Park (12 min drive) are all nearby, offering opportunities for outdoor activities like disc golf, hiking, picnicking, and wildlife viewing.
- Healthcare: Delaware Psychiatric Center (12 min drive) and other behavioral health systems are within reasonable driving distance.
- Educational Institutions: Wilmington University (14 min drive), Goldey-Beacom College (26 min drive), and the University of Delaware (28 min drive) are accessible for higher education.
Mobile home parks typically provide a set of services that support the residents and maintain the communal aspects of the park. Based on information from their official website and real estate listings, **Southbridge Mobile Home Park** aims to offer a "carefree lifestyle" to its residents in Pennsville, NJ. While specific details can vary and should always be confirmed directly with management, the following services are generally presented as part of the Southbridge offering:
- Lot Rental: The primary service involves leasing a designated lot for each manufactured home. Residents pay a monthly lot fee for the use of this land.
- Utility Infrastructure: Southbridge provides the necessary hookups and infrastructure for essential utilities at each home site. Listings indicate that homes in Southbridge have access to:
- Public Sewer: Ensuring proper wastewater disposal.
- Public Water: Providing a reliable supply of potable water.
- Electricity Available: Connections for household power.
- Cable Connected: Basic cable service is available.
- On-site Management: Southbridge promotes the presence of "On-site Management." The role of on-site management is typically to oversee park operations, handle resident inquiries, manage administrative tasks, and enforce community rules. However, it's important to cross-reference this with resident reviews, which have critically described management as "terrible."
- On-site Maintenance: The park also advertises "On-site Maintenance." This service typically involves upkeep of common areas, roads, and potentially assisting with certain infrastructure issues within the park. Again, this should be considered in light of resident feedback alleging the park is "not well maintained."
- Flexible Home Options: Southbridge advertises services to facilitate homeownership, including:
- "Bring Your Home": Incentives for residents to move their existing manufactured homes into the park.
- New and Existing Homes: Opportunities to purchase either brand-new manufactured homes or updated pre-owned homes directly within the community.
- Flexible Financing Options: Assistance with "low monthly payments" and "flexible finance options" to make homeownership more accessible, including a "Free Finance Application" and "Payment Calculator" tools.
- Family-Friendly Community Focus: The park promotes itself as a "family-friendly community" aiming to offer a "carefree lifestyle." While this is a promotional claim, it suggests an intention to foster an environment suitable for families.
Given the significant discrepancy between promotional claims and critical resident reviews, prospective residents are strongly advised to verify all services directly with Southbridge management and seek clarification on specific inclusions and the current state of maintenance and community management.
---When considering **Southbridge Mobile Home Park** in Pennsville, NJ, it's important to look at both the advertised features and the feedback from residents to form a comprehensive understanding. The park, as marketed, emphasizes certain aspects, while resident experiences highlight different realities.
From the promotional and property listing perspectives, the following are often highlighted as features:
- Affordable Homeownership: Southbridge is positioned as a community that makes "home ownership a reality by providing quality homes affordable to you." This is a key feature for individuals and families in New Jersey seeking an accessible entry into homeownership with "low monthly payments" and "flexible finance options."
- Updated Manufactured Homes: Many homes available for sale within Southbridge have undergone recent renovations. Listings frequently mention features such as "brand new package unit with AC and heat," "new luxury vinyl flooring," "fresh finishes," "all new appliances (dishwasher, microwave, refrigerator, stove with built-in air fryer)," "butcher block counters," "new cabinets," "new roof," "new sub floor and flooring," and "fully remolded bathroom with a walk-in shower." These individual home improvements indicate a potential for modern, comfortable living spaces.
- On-Site Convenience: The presence of "On-site Management" and "On-site Maintenance" is marketed as a convenience for residents, streamlining communication and addressing issues.
- Family-Friendly Community Claim: The park promotes itself as a "family-friendly community," aiming to foster an environment welcoming to all ages.
- Strategic Location with Amenities: Its location in Pennsville is highlighted for being "conveniently located within a short drive to Walmart, Save A Lot, ShopRite, Starbucks, Nordstrom Christiana Mall and more!" Proximity to major highways (for commutes to Wilmington and Philadelphia) and numerous local parks (Riverview Beach Park, Fort Mott State Park, Supawna Meadows National Wildlife Refuge) offers residents access to a wide range of shopping, dining, and recreational opportunities.
However, it is crucial to balance these with the direct feedback from residents, which highlights significant concerns that act as counterpoints to these features:
- Management Issues: A major concern is the repeated accusation of "terrible" management, specifically relating to difficulties in obtaining proper leases and severe disputes over home ownership, including allegations of a "stolen trailer." This indicates potential issues with transparency, legal compliance, and resident relations.
- Lack of Maintenance and Safety Concerns: Direct resident reviews claim the park is "not well maintained" and report that "there’s drugs being sold all over that place." These are serious allegations that directly impact the living experience and perceived safety of the community.
Given these conflicting perspectives, any highlight of Southbridge must be presented with the caveat that prospective residents should conduct extensive personal due diligence, including visiting the park, speaking with current residents if possible, and seeking legal advice regarding lease agreements and property ownership.
---For individuals and families in New Jersey who are considering Southbridge Mobile Home Park in Pennsville, direct contact with the park management is essential for obtaining specific and current information. Given the mixed public feedback, it is particularly important to engage in direct communication to clarify any concerns and to verify details about the community firsthand.
Here is the primary contact information for Southbridge:
Address: 1 Victory Ave, Pennsville, NJ 08070, USA
Phone: (856) 678-2393
Mobile Phone: +1 856-678-2393
It is strongly recommended to contact the park during standard business hours to ensure you connect with a representative. When reaching out, prospective residents should be prepared to ask detailed questions regarding:
- The exact terms of the lot lease agreement, including its duration, renewal process, and any clauses related to property ownership and transfer.
- A precise breakdown of all fees, charges, and what is included in the monthly lot rent. New Jersey state law mandates full disclosure of all fees and rules prior to occupancy, and notice for changes.
- Current policies and efforts regarding community maintenance, cleanliness, and safety.
- The process for purchasing a new or existing home within the park, or bringing in a manufactured home from elsewhere, and the park's approval process for prospective tenants.
- Any specific community rules and regulations that might impact daily living.
For residents across New Jersey who are exploring diverse housing options, particularly in the South Jersey region, **Southbridge Mobile Home Park** in Pennsville presents itself as a community that offers manufactured home living. Its suitability for locals hinges on a careful consideration of its advantages and the serious concerns raised by past residents.
From an external perspective, Southbridge's location in Pennsville is a considerable asset. Pennsville itself is described as a community with "small-town charm and natural beauty," and it offers "reasonable housing prices." Its proximity to major employment hubs like Wilmington, Delaware, and Philadelphia, Pennsylvania, via accessible highways, makes it a practical choice for commuters. The abundance of nearby parks and recreational areas, along with various shopping and dining options, contributes to a convenient lifestyle for locals seeking amenities without the constant rush of a major city center.
Furthermore, the park's marketing highlights the affordability of homeownership through manufactured homes, offering "low monthly payments" and flexible financing, which can be a significant draw for New Jerseyans looking for a more accessible entry into property ownership. Many of the homes within the community appear to be individually updated, providing modern interior comforts for residents.
However, it is crucial for any local considering Southbridge to thoroughly address the serious concerns raised by resident reviews, specifically regarding alleged issues with management, unclear lease agreements, property ownership disputes, lack of maintenance, and safety concerns like reported drug activity. While the concept of affordable housing in a convenient location is appealing, these reported issues directly impact the daily living experience and long-term stability.
Therefore, while Southbridge offers the potential for affordable manufactured home living within a well-located South Jersey community, its suitability for local residents is contingent upon a comprehensive personal investigation. Prospective residents should engage directly with management, seek legal counsel if necessary to understand lease and ownership terms, and ideally speak with current residents to gain a full and nuanced understanding of what calling Southbridge "home" truly entails. For those who conduct thorough due diligence and find their concerns addressed, the location and potential affordability may still make it a viable option.

Oct 19, 2024 · Penny WilliamsThis is a Mobile Home Community and a horrible one at that. SCAM SCAM SCAM! JUST BEWARE!The management in charge of that community are unprofessional, unethical and have no regard for the laws of NJ, neither Landlord tenant laws or Mobile Home Community laws. They tried anything and everything to not approve the application. They had me add my mother to it because of income.Next, they blamed the tenant screening company and them wanting verification of an address 10+ years old. After reaching out to the company I had proof they were lying. Finally APPROVED. We tries to purchase a livable home... They had no key or title, they claimed. They sold that home to someone else.We attempted to purchase a 100 dollar, handymans special.... They again had no title, they sold it to someone else.We called the owner of Lakeshore Management, they own Southbridge. Located in Illinois, we spoke to Mr. Wolfe's secretary.Management was not happy... It got worse from there. They demanded an illegal security deposit. When we told them it was an illegal amount they stated they(management) set the amounts.During this period I found a personal buyer seeing as the property managers were not going to sell us a home.We spent 3,000 dollars on the home. Title was in my name and bill of sale was in hand. The office knew the home was purchased. They knew I wanted my lease. They think they are above anything and everyone. They filed an illegal eviction on the previous owner. I tried to contact management and the lawyer handling the eviction.I simply was told.. Without a lease I DONT EXIST.They were able to get this illegal eviction completed. I have a receipt from the previous owner, the rent was paid to date.Nevertheless, I already purchased the home and they knew it. We were in the process of making the home livable and the management decided to call PV housing inspector and lied to that man.I have a very unbecoming video with our encounter with that man. I reached out to our mayor, but got no where. We were orange tagged and played the game and got a permit. My husband was trying to do some of the work while suffering a neck injury. We knew he was going to be down for surgery and we had a plan a financial responsibility plan and we had the American dream. The children were ready to roll up their sleeves and build THEIR forever home. We were so excited as a family to work and build it together.I hired a lawyer to help with getting a lease we sent a letter to Southbridge requesting a lease, which the property managers are LEGALLY REQUIRED TO PROVIDE.Then covid shut everything down... Well almost everyone, Not Southbridge, they removed my home during the pandemic.THEY STOLE IT!! I never had a chance to seek any legal justice. They are even above a pandemic!!
